A home watch service is a visual inspection of a vacant or unoccupied home, looking for obvious issues — leaks, storm damage, pest intrusion, HVAC failure, security breaches, and anything out of the ordinary. Unlike a property manager, we don't handle tenants or rentals; unlike a handyman, we don't do repairs ourselves. We are your eyes, ears, and trusted point of contact while you're away, and we coordinate qualified vendors when work is needed.
Property managers handle rentals, tenant relationships, and lease compliance. trysafehouse is purpose-built for owners who do not rent their home out (or who rent only occasionally). Our entire service is designed around protecting your second home, catching problems early, and being the trusted local presence you need while living elsewhere.
Yes. trysafehouse carries general liability insurance, is fully bonded, and is pursuing accreditation with the National Home Watch Association (NHWA). We will provide a certificate of insurance upon request.
Our primary service area includes Asheville, Hendersonville, Black Mountain, Weaverville, Biltmore Forest, Fletcher, Fairview, Flat Rock, Lake Lure, Brevard, Waynesville, Cashiers, Highlands, Montreat, and Mills River. We cover Buncombe, Henderson, Haywood, Transylvania, Jackson, Madison, and Polk counties. Homes outside this area may be accepted with a travel surcharge — reach out and we'll let you know.
Immediately. The moment our inspector finds something out of the ordinary — from a cracked window to a flooded crawlspace — you receive a text or call with photos and a plan. On Guardian and Premier plans, storm response is guaranteed within 24 hours (Premier: same day).
Yes. We can provide the dated, photo-documented inspection reports many insurers require for unoccupied homes. If damage occurs, our Emergency Claim Liaison service lets us meet your adjuster on-site, provide photo evidence, and coordinate remediation vendors.
Absolutely. Guardian and Premier include contractor oversight. We meet the crew, verify the scope, photo-document before and after, and lock up. It's like being there without being there.
Yes — Arrival Readiness is one of our most-requested add-ons. We stock the fridge (groceries at cost), put out fresh linens, pre-cool or pre-heat the home, turn on lights, and make sure everything is ready the minute you walk in.
We monitor the forecast proactively. Before a named storm, we secure outdoor furniture, verify generators, and photo-document pre-storm condition. During the event, we prioritize client properties for same-day post-storm response (Premier) or within 24 hours (Guardian). You'll hear from us before you can ask.
We offer three monthly subscription tiers: Essential at $75/mo, Guardian at $135/mo, and Premier at $249/mo. Pricing is based on homes under 3,000 sq ft; larger homes and longer absences are quoted individually. Annual prepay saves 10%.
Yes — we'll cover your home for the specific dates you're away at an equivalent weekly rate. One-time services like winterization, hurricane prep, and arrival readiness are available without a subscription.
